In the age of WFH, cable internet offerings are a bit of a joke, but competition is extremely thin. You're lucky in Cow Hollow because there's no buried utilities.

Unless you plan to be a livestreamer, gig internet is overkill. If you're by yourself and not multitasking a lot where you would notice it is getting new games, they would download faster, but that's about it, and it would be a noticeable difference depending for Xbox and PlayStation, less noticeable for Steam..
